Dear Jessica and Jerry,

You thought you were all sneaky, didn't you, coming back to the $3.95 million townhouse you wanted to buy without your broker, and making a deal on the sly with the owner. But guess what? Brokers don't like when you cheat them out of either $98,750 or $118,500, depending on whether the split commission was 5 or 6 percent. In fact, they will take you to court and sue you for the commission because you had an agreement with them. Brokers don't care that you didn't know that they don't answer the phone on Saturdays because they're religious Jews. They don't care that your "estate manager" called and told them that you had found a home without them. You made an agreement, and they will hold you to it. You think that just because you're Seinfeld that you can get away with this kind of stuff? Ha! Think again. Think again.
