• Emeril Lagasse has closed on the purchase of developer Penny Bradley's 6,900-square-foot townhouse at 158 East 61st Street for "around" its most recent asking price of $11.5 million. • Chris Burch, the entrepreneur and ex-husband of Tory Burch, has picked up a new Hamptons home. Burch paid "around $9 million" for the Southampton estate of disgraced Bear Stearns exec Ralph Cioffi. The property had been listed at $10.7 million when it went into contract last month. [NYP]

• NBC chief Jeff Zucker's former duplex at 239 Central Park West (left), which he sold to Marti Meyerson and her husband Jamie Hooper in 2006 for $15.7 million, is back on the market. The 11th and 12th floor apartment is now listed for $17.5 million. Meyerson is the daughter of Morton Meyerson, Ross Perot's onetime business partner and the former chairman and CEO of Perot Systems. $30 Million Man at 145 Hudson Revealed

• The mystery buyer who paid $30 million for a penthouse at 145 Hudson Street—and who the New York Times described as "not an investment banker or the manager of a hedge fund"—is none other than convicted felon William Duker, the attorney (and now private investor) who was sentenced to 33 months in prison in 1997 for falsely inflating legal bills to the federal government. • William and Pat Buckley's duplex at 778 Park, which was put on the market for $24.5 million last June, has been taken off the market. [NYM]
• Broadway producer Anita Waxman and her husband, Tom Dokton, the inventor of the ultrasound, have lowered the price of their 39-acre estate in Connecticut. It's now listed for $3.95 million. [WSJ]

Astor Home Back on the Market, Now Just $29 Million

• Brooke Astor's former duplex at 778 Park has returned to the market, two weeks after the Corcoran's Leighton Candler took down the listing. Stribling's Kirk Henckels is now offering the sprawling co-op for $29 million, which is $17 million less than it was first offered for when it hit the market last year. [Cityfile, Stribling]

Winkelried Cuts in Nantucket, Astor Listing Pulled

• Goldman Sachs co-president Jon Winkelried (left) has cut the price of his waterfront mansion in Nantucket. Originally purchased for $7 million in 1999, Winkelried put the home on the market for $55 million in October 2008. He's now lowered the price to $38.5 million. [WSJ]
• A. Robert Towbin, a managing director at Stephens and the former co-chairman of C.E. Unterberg, Towbin, has sold his 2.5-acre property on West End Road in East Hampton for $26.5 million. That's $11 million less than what it was first listed for back in mid-2007. [WSJ]
• Brooke Astor's former duplex at 778 Park, which has yet to sell despite a substantial price cut—it was first listed at $46 million before the price was reduced to $34 million in October—has been pulled off the market. Grim news for all those who were hoping that the upper-end of the Manhattan real estate market would prove immune to global financial crisis: Brooke Astor's former duplex at 778 Park Avenue is now on the market for $35 million, down from its previous asking price of $46 million, according to WWD. Corcoran broker Leighton Candler hasn't confirmed the reduction, nor has the official listing been updated to reflect the new price.
