Lenny Kravitz's 6,000-square-foot penthouse at 30 Crosby Street has been languishing on the market for more than a year now. But it looks like Kravitz's resolve is melting ever so slightly: The price of the loft was just lowered from $19.5 million to $18.75 million. This isn't the first time Kravitz's longtime broker, Corcoran's Andrea Wohl Lucas, has toyed with the price of the lavish spread that's been home to Nicole Kidman and Denzel Washington in the past: After picking up the apartment in 2001 for $8.5 million, Kravitz put it on the market for $13.25 million in 2004, then dropped the price to $12.95 million later that year before finally pulling it off the market altogether in 2006. Kravitz then spent 18 months renovating the place (and addressing his longstanding plumbing issues) before putting it back on the market in the spring of 2007 with a $19.5 million price tag. Mary-Kate and Ashley Olsen might be mini-moguls, but they haven't had much luck in the real estate business. It's been nearly a year now since the pair first put their penthouse at One Morton Square on the market for $11.995 million with 21-year-old Corcoran broker (and Curbed mascot) Jared Seligman. In May, it was reported that Seligman had chopped the price of the 5,725-square-foot condo to $10.495 million. Now Seligman has slashed the price once again, this time to $9.995 million. But Jared's inability to sell the place may ultimately prove good news for the girls. After all, they may need a place to crash if they can't make nice with their new neighbors, who have been itching to get them kicked out of their West 13th Street rental. • A couple of days ago, people were wondering when Bill and Tina Flaherty's penthouse apartment at 1040 Fifth Avenue would hit the market and how much the listing price would be. (It was expected to be upwards of $30 million.) Now we have the answer: It's listed with Corcoran's Leighton Candler for $43 million. [Cityfile]

• Kiefer Sutherland picked up a five-story townhouse at 763 Greenwich Street for $8.25 million. The 4,830-square-foot home, which was built in 1905, features a backyard garden and numerous fireplaces. [Berg Properties]

• After almost a year on the market, Moby's penthouse apartment at 300 Central Park West has finally sold for $6.7 million. The buyer is listed on property records as T.M. Dempsey. [Cityfile]

Seven months after his death, Heath Ledger's SoHo loft at 419-421 Broome Street is back on the rental market. The three-bedroom apartment, which according to the Post was quietly (and unsuccessfully) shopped around back in February, is listed with Corcoran's Darren Kearns at $26,000 a month, $4,000 more than what Heath was paying. • Grammy-nominated singer KT Tunstall paid $1.575 million for a sixth-floor apartment at 525 East 11th Street. The two-bedroom, two-floor condo also includes a 561-square-foot terrace. [Cityfile]
  

• Joanna Shields, who served as president of Bebo before its acquisition by AOL (and now serves as president of AOL People Networks), picked up a two-bedroom duplex at 31 West 16th for $2.175 million. The 1,700-square-foot apartment features 16-foot ceilings, a suspended wood-and-steel staircase, and an outdoor garden. [Cityfile]

• Ricky Gervais and his girlfriend, British TV producer Jane Fallon, paid $1.66 million for a one-bedroom condo at the converted Barbizon hotel at 140 East 63rd Street. [Page Six, TRD]

Mike Piazza picked up a $10 million home in Miami recently, but he's still hunting for a new place in New York. According to the Post, Piazza and his wife Alicia are planning to put their Tribeca loft on the market for $6.8 million in September. Piazza picked up the two-bedroom penthouse for $4.1 million in 2004, but now the couple is hoping to expand to a more expansive space. The listing was put on the web briefly earlier this week. It's since been pulled down (and should go back online in the early fall) but we saved the photos for you to look at after the jump.

• Comedian Jack McBrayer, best known as NBC page Kenneth Parcell on 30 Rock, paid $1.374 million for a one-bedroom apartment at 200 West End Avenue, the new luxury condo development by architected Costas Kondylis. [Cityfile]

• Alex Rodriguez is reportedly negotiating to buy a four-bedroom apartment in 15 Central Park West for "an incredible amount." [NYP]

• Renée Zellweger has paid $2.8 million for a second-floor apartment at 24 East 82nd Street, making it the third unit she's bought in the building since 2007. The seller was Ruth Tyrangiel, one of Bob Dylan's former lovers. [NYO]
