The three-bedroom pad, which Spears unloaded in 2006, is now up for sale for $4.999 million, down from the $6.595 million its owners were seeking when they put the place on the market in 2008. • Filmmaker Danny Boyle is the new owner of an apartment in Chelsea. The Slumdog Millionaire director paid $1.7 million for a tri-level co-op at 334 West 19th Street, but he isn't planning to move in himself. Boyle reportedly purchased the apartment for his youngest daughter who is attending Parsons. [Real Deal]
• Hedge funder Charles Ray Langston and his wife Casey are believed to be the mystery couple who snagged a record-breaking $14 million for their 8,200-square-foot home in Sag Harbor, although there's still no word on the identity of the home's buyers. [NYP]
• Personal injury lawyer Eleanor P. Vale has dropped the price of her 1,800-square-foot penthouse at Hampshire House, nearly a year and a half after first listing it for $10.9 million. Real Estate Developer Seals the Deal at 515 Park

• Last month we reported that Westchester real estate developer Louis Cappelli had gone into contract to sell his 13-room duplex at 515 Park Avenue. The Post reports today that the deal has closed. The 6,500-square-foot, six-bedroom spread, which Cappelli and wife Kylie Travis bought for $15 million in 2002 and listed last year for $29.5 million, was sold to Swedish lingerie manufacturer Eric Ryd for $24 million. • Art dealer Christophe Van de Weghe has sold his loft at 77 Mercer Street for $2.8 million, or $1.2 million more than what he paid for it back in 2004. [NYO]

• It looks like Lenny Kravitz might finally be unloading his 6,000-square-foot Crosby Street loft after more than six years on-and-off the market. • Daniel Mudd, the former Fannie Mae chief who now serves as CEO of the private equity giant Fortress Investment Group, has scored a big deal in Greenwich. He and his wife Maura have paid $6.45 million for a 15,000-square-foot manse in Greenwich. The six-bedroom first went on the market for $11.2 million back in 2007. [WSJ]
Jennifer Lopez and Marc Anthony have unloaded their four-bedroom mansion in Bel-Air. They sold the "French-style villa," along with all of its furnishings, to hedge funder Mark Spitznagel for $7.5 million. [WSJ]

The Janklows Find a Buyer; A Big Listing at TWC

• The townhouse once occupied by Luke and Julie Janklow has finally found a buyer. The divorcing couple put the home located at 16 West 12th Street on the market nearly a year ago for $24.975 million. Now real estate developer Ara Hovnanian and his wife Rachel, who sold their sprawling co-op at 820 Fifth Avenue late last year, have reportedly closed on a deal to purchase the 25-foot-wide home. • Bankrupt gallery owner Larry Salander has cut $1 million off the price of his townhouse at 63 East 82nd Street. • Back in July, word spread that financially troubled movie producer Vittorio Cecchi Gori's 52nd-floor apartment at the Trump International—a 5,500-square-foot pad that Donald Trump himself once owned—had gone into contract for $18 million, making it "possibly the largest residential foreclosure action ever in Manhattan," according to the Times. It's been six months since then, but the gutted palace in the sky is now back on the market. The penthouse, which will undoubtedly require many millions to whip into shape—or is "a complete blank canvas" in the words of Prudential Douglas Elliman managing director Howard Margolis—can now be yours for $28.5 million. Less than a month after she went into contract to sell her townhouse at 42 Barrow Street, the supermodel and new mom has officially sealed the deal. An entity identified as Barrow Street LLC paid $12.95 million for the 5,000-square-foot home, which is $1 million less than what she was seeking when she put it on the market in September. The billionaire widow of Edmond Safra and longtime resident of the tony co-op building has sold her 12th-floor apartment for $40 million to Ken Griffin, the CEO of Chicago-based Citadel Investment Group. She won't be moving far. Property records indicate Safra paid $33 million to buy developer Ara Hovnanian's apartment on the 4th-floor, so she'll only be moving downstairs. [Real Deal]
• Stephen Rotella, the former president and chief operating officer of Washington Mutual, may be preparing to move back east. Earlier this year, Rotella sold his mansion in Seattle for $4.7 million; now he's paid a similar amount for an apartment in New York. Ten months after listing the five-bedroom, 5,600-square-foot apartment for $9.9 million, Rabin and his wife Nicole have sold it to Martha Stewart Weddings editorial director Darcy Nussbaum and her husband, attorney Andrew Nussbaum (left) for $6.225 million. • John McColgan and Moya Doherty, the husband-and-wife team behind "Riverdance," have sold their duplex penthouse at 1080 Madison Avenue, albeit for substantially less than they were hoping for when they first listed it for $10.5 million in July 2008.
